Facilities & Amenities

Yes, we have tatami rooms where you can relax in a calm, very Japanese atmosphere. We provide soft futons for sleeping; all necessary bedding such as mattresses, duvets, and pillows is included.

The rooms are spacious enough for you to relax comfortably, and as a general guideline they can accommodate up to X guests. The layout is suitable for families as well as groups of friends staying together.

You are welcome to use the kitchen. We provide basic cooking utensils (pots, frying pans, knives, cutting boards, etc.), tableware, cutlery, an electric kettle, and other items so that you can prepare simple meals during your stay.

There is a washing machine (and dryer) available in the building. Instructions in Japanese and English are provided in the room so that you can start using them right after check-in. They are especially convenient for long-term stays.

Free Wi-Fi is available in all rooms. The connection is fast and stable enough for video streaming and remote work.

Each room has its own air-conditioning unit, and you can adjust the temperature freely for both heating and cooling. It is easy to keep the room comfortable throughout the year.

A television is provided, and you can watch regular terrestrial broadcasts. For YouTube and other streaming services, please use your own account and devices to connect as needed.

The toilet and shower are for the exclusive use of your room, so you can use them in privacy. Whether a bathtub is available depends on the room type, so please check when making your reservation.

There are some steps and stairs inside the building, so it is not fully barrier-free. We will do our best to support you within our capabilities, so if you require special arrangements, please contact us in advance.

There is space near the entrance where you can leave your stroller. You can store it safely in a folded state, which is convenient for guests with small children.

We have a limited number of child items such as futons and simple chairs that may be available on request. If you need them, please let us know at the time of reservation so we can prepare them in advance as much as possible.

All rooms and indoor areas are strictly non-smoking. If there is a designated smoking area, we will inform you at check-in.

We are very sorry, but in principle pets are not allowed inside the building. For assistance dogs, please contact us individually to discuss your situation.

We do not have on-site parking, but there are several coin-operated parking lots within a few minutes’ walk. If you are coming by car, please use those nearby parking facilities.

Location & Access

The nearest station is Morishita Station on the Toei Shinjuku Line and Toei Oedo Line. From exits A4 or A5 it takes about 2 minutes on foot to reach Kinoie. Even with large luggage or small children, the walking distance is quite manageable.

From Morishita Station, you can reach the main areas of Tokyo quickly by subway. Approximate travel times are as follows:

  • Tokyo Station: about 7 minutes (Toei Shinjuku Line + JR Sobu Line)
  • Shinjuku Station: about 14 minutes (Toei Shinjuku Line)
  • Ginza Station: about 10 minutes (Toei Shinjuku Line + Toei Asakusa Line)
  • Asakusa (Senso-ji Temple): about 20 minutes (one transfer)
  • Tokyo Skytree: about 9 minutes (one transfer)

You can also travel easily to other major sightseeing spots in Tokyo such as Ueno and Shibuya.

From Narita Airport, you can reach Morishita Station in about 1 hour 15 minutes to 1 hour 30 minutes by taking the Keisei Line or JR line and transferring to the Toei subway (e.g., at Oshiage, Daimon, or Bakuroyokoyama).

From Haneda Airport, taking the Keikyu Line with through-service to the Toei Asakusa Line, it takes about 45 minutes to 1 hour to Morishita Station.

The best route may change depending on the time of day and train service, so please check a route-search app before departure for the latest information.

Yes, there are several convenience stores around Morishita Station, and they are also within a few minutes’ walk from Kinoie. Many are open 24 hours, which is convenient for buying drinks, snacks, and daily necessities.

There are also supermarkets and drugstores within walking distance, so you will have no trouble shopping during a long stay.

In the surrounding area you’ll find casual places such as set-meal restaurants, soba shops, cafes, and izakaya. Many of them are welcoming to families with small children.

Opening hours vary by restaurant, but many are open into the evening, so you should have no trouble finding dinner. For the latest information, please also check our 'Neighborhood Guide' page or local restaurant websites.

The Morishita area is a calm neighborhood where residential streets and shopping streets coexist. The main route from the station to Kinoie runs along a major road, which has streetlights and is relatively bright even at night.

As with any city, we recommend ordinary safety precautions, such as using busier streets when walking alone late at night. With these basic measures, most guests feel comfortable staying here.

Kinoie is located slightly off Kiyosumi-dori Avenue in a relatively quiet residential area despite being in central Tokyo. Depending on the time of day, you may hear some traffic or everyday neighborhood sounds, but compared to properties directly on major roads, the surroundings are quieter.

With the windows closed, most guests find the rooms quiet enough not to interfere with their stay.

Within walking distance you’ll find many 'downtown Tokyo' spots such as Takahashi Shopping Street (Norakuro Road), the Kiyosumi-Shirakawa area, and Basho Memorial Museum and Kiyosumi Garden.

By subway:

  • Tokyo Skytree: approx. 9 minutes by train
  • Senso-ji Temple in Asakusa: approx. 20 minutes by train
  • Ryogoku & Kokugikan area: within walking distance or a few stops away

The nearest bus stops include 'Morishita-eki-mae', from which Toei buses run to various destinations. These stops are within walking distance from Kinoie.

Taxis can often be found along Kiyosumi-dori or near Morishita Station, and you can also use ride-hailing apps for smoother arrangements.

Stays, Reservations & Rates

Standard check-in is from around 15:00, and check-out is around 10:00. Times may vary depending on the plan you choose, so please check the details on the reservation page or in your confirmation email.

In principle, you can stay from one night. However, during busy periods or for certain plans, we may require stays of two nights or more. Please search for your desired dates and check the conditions shown for each plan.

The cancellation policy varies depending on how you book (official website, booking sites, phone reservations, etc.) and on the plan. In general, cancellation fees are charged starting a few days before your arrival date.

Please make sure to check the 'Cancellation Policy' section when you book, as well as the details in your reservation confirmation email.

Accepted payment methods depend on the reservation method and plan, but on site we generally accept cash. For some plans, credit card or online prepayment may be available.

The basic rate includes standard cleaning and utilities. However, additional guests, use beyond the standard occupancy, or cases where special cleaning is required may incur extra charges.

Optional services such as extra cleaning or linen changes during long stays may also be charged separately. Please contact us for details.

Children’s rates vary depending on age and whether bedding (futons) is required. Policies regarding sharing beds, adding futons, and how children are counted toward occupancy are set individually for each plan.

If you are traveling with children, please check the 'Children’s Rates' section on the reservation page, or contact us before booking.

Requests for check-in or check-out outside the standard times can sometimes be accommodated upon prior request, depending on the reservation status for the day.

Early check-in and late check-out may incur additional charges. If you are interested, please contact us as early as possible.

We sometimes offer special plans or discounts for long stays. If you are considering staying for a week or longer, or for a month or longer, please feel free to ask us about available plans or a quote.

Our offers may change depending on the season and availability, so it helps if you can tell us your preferred dates and number of guests.

Because you can see real-time availability, booking directly through our official website is the smoothest and is our recommended method.

You can also book by phone or via various booking sites, but some special deals and conditions may be available only on our official site, so please be sure to check there as well.

We sometimes offer limited-time special plans and discount plans depending on the season or local events. During quieter periods, we may have good-value plans for longer stays.

Safety, Hygiene & Peace of Mind

We clean and ventilate the room and change the linens between each stay. For longer stays, we can provide cleaning every few days or only change towels, depending on your plan and preferences.

Please let us know your wishes at the time of reservation or during your stay.

All linens, including sheets, pillowcases, and duvet covers, are changed and washed between each stay. We do not reuse linens between guests, so you can rest easy knowing your bedding is clean.

We have installed fire extinguishers and emergency lighting in the building, and evacuation routes are secured according to the structure of the property. Evacuation route maps are posted in the rooms and common areas, and we recommend that you check them upon arrival.

In addition to regular cleaning and ventilation of common areas, we provide alcohol-based hand sanitizer and wipe down frequently touched surfaces such as doorknobs and switches.

Depending on the situation, staff may wear masks and monitor their health. We may also ask guests to cooperate by wearing masks, washing hands, and using hand sanitizer during their stay.

We have installed fire alarms and smoke detectors in the building. If any abnormality is detected, an alarm will sound. If you hear an alarm, please follow staff instructions or the evacuation route map and move to a safe location.

The entrance and guest rooms are locked, and you will use the key or code given to you at check-in to enter. During your stay, please lock the doors when you go out to help maintain security.

If a key is lost, a reissue fee may be charged, so please handle it with care.

The emergency contact information for your stay is provided in the guest information in your room and in your reservation confirmation email. In case of equipment trouble or sudden illness, please call that number.

Depending on the time and the nature of the problem, a response may take some time, but we will do our best to respond promptly.

Experiences & Stay Style

In the tatami room you can lay out futons and stretch out on the floor, enjoy tea at a low table, or sit by the window and read a book—experiencing Japanese 'living close to the floor.'

If you like, we can briefly show you how to lay out the futons and suggest ways to enjoy the tatami room when you arrive.

We do not run fixed guided tours, but we can introduce nearby shopping streets, wagashi (Japanese sweets) shops, public baths (sento), and cafes where you can get a feel for everyday life in Japan.

We can also provide recommended walking routes and shop information at check-in, especially for guests who want to 'stay like a local.'

For families with small children, we recommend gentle walking routes that visit nearby parks and shopping streets. We can suggest short routes with fun stops such as snack shops that children may enjoy.

We can tailor suggestions to your children’s ages and interests, so please ask us when you book or at check-in.

We do not generally offer dedicated shuttle services to sightseeing spots, but we can guide you to the nearest stations and bus routes. We can also help you with taxi information and how to use ride-hailing apps.

We may be able to store your luggage for a certain period before check-in or after check-out. Please contact us in advance if you wish to use this service.

Some of our in-house information and notices are available in English. Our staff can provide basic support in English as well, so overseas guests can stay with peace of mind.

However, we do not offer 24-hour multilingual support. For more complex questions or requests, it is helpful if you contact us by email in advance.

There are several parks and open spaces with playground equipment within walking distance. A little farther away you’ll find riverside walking paths, museums, and gardens that families can enjoy together.

We can suggest options based on your children’s ages and interests, so please feel free to ask.

In spring you can enjoy cherry blossoms along the river, in summer there are local festivals and fireworks, in autumn there are spots with beautiful foliage, and in winter you can see illuminations and light displays.

We can introduce 'best spots for this season' based on your stay dates, so please feel free to ask at check-in.

Other / Special Arrangements

Basically, we do not provide meals and stays are room-only. Many guests cook simple meals in the kitchen or use nearby restaurants and takeout.

We may occasionally offer breakfast-inclusive plans for a limited time, so please check the reservation page for the latest information. You are welcome to bring your own food and drinks.

We do not currently provide specialized allergy-friendly meals, but you are allowed to bring your own ingredients and cook in the kitchen. However, because the kitchen is shared with other foods, we cannot guarantee complete avoidance of cross-contact.

If you have serious allergies, please let us know your condition and needs in advance so we can discuss how to help you stay as safely as possible.

If we find something left behind, we will keep it for a certain period and can send it to you by cash-on-delivery upon request. Some items such as food or hygiene products may only be kept for a short time or may need to be disposed of.

If you think you may have forgotten something, please contact us as soon as possible.

We may be able to accommodate early-morning or late-night check-in if arranged in advance. In some cases, we can provide self check-in instructions, but for safety reasons we may not be able to accept arrivals during certain hours.

If your scheduled arrival time is significantly outside our normal hours, please contact us before making a reservation.

We may be able to store luggage for a short time before check-in or after check-out, depending on the situation that day. Space is limited, so it helps if you can tell us the number and size of your bags in advance.

If you wish to send your luggage by courier before your stay or after check-out, please consult us about receiving and shipping arrangements.

Due to the structure of the building, there are steps and stairs in some areas, so it is not fully barrier-free. However, we will do what we can to assist you. If you use a wheelchair or have other special needs, please tell us your situation in detail before booking.

We will work with you to determine whether we can provide a safe and comfortable stay based on your needs.
