Facilities & Amenities

Yes, we have tatami rooms where you can relax in a calm Japanese atmosphere. We provide soft futons for sleeping, and all necessary bedding, including mattresses, duvets, and pillows, is provided.

Our guest rooms are spacious enough to relax comfortably and can accommodate up to 5 guests. The layout is suitable for families as well as groups of friends staying together.

You are welcome to use the kitchen. We provide basic cooking utensils (pots, frying pans, knives, cutting boards, etc.), tableware, cutlery, an electric kettle, and other items needed for self-catering.

There is a washing machine (and dryer) in the building. Instructions in Japanese and English are provided in the room, so you can use them immediately after check-in. They are also popular with guests staying for longer periods.

Free Wi-Fi is available in all rooms. We provide a fast and stable internet connection suitable for video streaming and remote work.

Each guest room has its own air-conditioning unit, and you can freely adjust both heating and cooling. It is easy to maintain a comfortable room temperature throughout the year.

A television is provided, and you can watch regular terrestrial TV broadcasts. For YouTube and other streaming services, please connect using your own account and devices.

The toilet and shower booth are for the exclusive use of your room, so you can use them in privacy. The shower booth is shower-only; there is no bathtub.

We are sorry, but due to the structure of the building, there are steps and stairs when entering the property, as well as steps inside, so the property is not barrier-free.

Smoking is prohibited throughout the building and the entire property.

We are very sorry, but pets are generally not allowed inside the building. For assistance dogs, please contact us individually.

We do not have a private on-site parking lot, but there are several coin-operated parking lots within a few minutes’ walk. If you are coming by car, please use one of those nearby parking facilities.

Location & Access

The nearest station is Morishita Station on the Toei Shinjuku Line and Toei Oedo Line. From Exit A4 or A5, it takes about 2 minutes on foot to reach Kinoie. It is a manageable distance even for guests with large luggage or children.

Yes. There is an elevator at Exit A3 of Morishita Station. Guests with large suitcases, strollers, or wheelchairs can use it.
Kinoie is about a 2-minute walk from Morishita Station.

From Morishita Station, you can reach major areas of Tokyo quickly by subway. Approximate travel times are as follows:

  • Tokyo Station: about 7 minutes (Toei Shinjuku Line + JR Sobu Line)
  • Shinjuku Station: about 14 minutes (Toei Shinjuku Line)
  • Ginza Station: about 10 minutes (Toei Shinjuku Line + Toei Asakusa Line)
  • Asakusa (Senso-ji Temple): about 20 minutes (one transfer)
  • Tokyo Skytree: about 9 minutes (one transfer)

You can also travel smoothly to other major sightseeing areas in Tokyo, such as Ueno and Shibuya.

From Narita Airport, we recommend taking the Keisei Line and transferring to the Toei Subway to reach Morishita Station. Routes using JR lines are also available.
Travel time is approximately 65–90 minutes, depending on the train and transfer times.
On the day of departure, please check the latest route using Google Maps or another route-search app.
Kinoie is about a 2-minute walk from Morishita Station.

It takes approximately 50–60 minutes from Haneda Airport to Morishita Station.
A convenient route is to take a Keikyu Line train that runs through to the Toei Asakusa Line, then transfer at Higashi-nihombashi Station to Bakuro-yokoyama Station on the Toei Shinjuku Line.
Kinoie is about a 2-minute walk from Morishita Station.

There is no airport limousine bus that stops within walking distance of Morishita Station or Kinoie.
From both Narita and Haneda airports, traveling by train is convenient.
If you have large luggage, another option is to take an airport limousine bus to Tokyo City Air Terminal (T-CAT) and then take a taxi to Kinoie.

If you miss the last train, we recommend taking a taxi or using a ride-hailing app.
Kinoie can be reached by taxi from major areas such as Tokyo Station, Ueno, and Asakusa.
Taxis may be harder to find late at night, so apps such as Uber or GO can be convenient. However, vehicle availability may vary depending on the time and traffic conditions.

Yes. The JR Pass can be used on eligible JR lines.
However, Morishita Station, the nearest station to Kinoie, is a Toei Subway station (Toei Shinjuku Line and Toei Oedo Line), so the JR Pass cannot be used there.
You can use the JR Pass to travel to a major JR station and then transfer to the Toei Subway. A separate fare is required for the Toei Subway.

Yes. For visitors to Japan, the IC cards “Welcome Suica” and “TOURIST PASMO” are available. Both are valid for 28 days from the date of purchase.
They can be used in nationwide interoperable areas on trains, subways, and buses, as well as at convenience stores and other locations that accept IC cards. However, they cannot be used on every transportation service or at every store.

“Welcome Suica” and “TOURIST PASMO” for visitors to Japan can be purchased at designated ticket machines and information counters at Narita Airport and Haneda Airport. Sales locations differ by card, so please check the latest information on each official website before purchasing.
On compatible iPhones, you can also use Suica or PASMO in Apple Wallet or “Welcome Suica Mobile.” On Android devices, availability may depend on the model and device settings.

Yes. There are several convenience stores around Morishita Station, all within a few minutes’ walk from Kinoie. Many are open 24 hours and are convenient for buying drinks, snacks, and daily necessities.
There are also supermarkets and drugstores within walking distance, making shopping convenient during longer stays.

There are casual restaurants in the area, including set-meal restaurants, cafes, and izakaya. Many have a relaxed atmosphere and are relatively easy to visit with small children.
Opening hours vary by restaurant, but many are open into the evening, so you should have no trouble finding dinner.

The Morishita area is a calm neighborhood where residential streets and shopping streets coexist. The main route from the station to Kinoie follows a major road and is relatively well lit even at night.
As in other central Tokyo areas, when walking alone late at night we recommend taking ordinary precautions, such as choosing streets with more pedestrian traffic.

Kinoie is located slightly off Kiyosumi-dori Avenue in a relatively quiet residential area despite being in central Tokyo. Depending on the time of day, you may hear some traffic or everyday neighborhood sounds, but the area is calmer than locations directly along major roads.
With the windows closed, most guests find it quiet enough for a comfortable stay.

Within walking distance you will find many places to explore downtown Tokyo, including the Kiyosumi-Shirakawa area, Basho Memorial Museum, Kiyosumi Garden, and Fukagawa Edo Museum.
The Museum of Contemporary Art Tokyo is also within walking distance.

The nearest bus stops include Morishita-eki-mae, where Toei buses run from the station area to various destinations. The bus stops are also within walking distance from Kinoie.

You can arrange a taxi using ride-hailing apps such as Uber or GO.
You may also be able to hail a taxi around Morishita Station or along Kiyosumi-dori, although taxis can be harder to find depending on the time and traffic conditions.

Yes. Uber is available in Tokyo.
You can arrange a regular taxi through “Uber Taxi” in the Uber app. However, vehicle availability may vary depending on the time and traffic conditions.

Yes. GO is a widely used taxi-hailing app in Japan and is available around Morishita in Tokyo’s 23 wards.
You can enter your destination in the app and arrange a taxi, which is convenient for overseas visitors who do not speak Japanese. However, vehicle availability may vary depending on the time and traffic conditions.

Stays, Reservations & Rates

Standard check-in is around 15:00, and check-out is around 10:00. Times may vary depending on the plan, so please check the information provided when booking or in your reservation confirmation email.

In principle, you can stay from one night. However, during busy periods or for certain plans, we may require stays of two nights or more. Please search for your desired dates and check the conditions shown for each plan.

Our cancellation policy follows the rules of the booking site used for your reservation (such as Airbnb or Rakuten Travel).

Children’s rates vary depending on age and whether bedding (futons) is required. Conditions for bed-sharing, adding futons, and how children are counted toward occupancy differ by plan.
If you are planning to stay with children, please contact us before booking or check the “Children’s Rates” section on the reservation page.

Use outside the standard check-in and check-out times may be accommodated upon prior consultation, where possible. Availability depends on the reservation status for that day.

We may offer long-stay plans or discounts for consecutive nights. If you are considering a stay of one week or one month or longer, please feel free to contact us about available plans and estimates.

Because you can check availability in real time, online booking through our official website is the smoothest and recommended option.
You can also book by phone or through various accommodation booking sites, but some conditions or special-value plans may be available only on the official website, so please take a look there as well.

Safety, Hygiene & Peace of Mind

After each stay, we clean and ventilate the guest room and replace the linens. For consecutive-night stays, depending on the plan and your preferences, we can flexibly provide cleaning every few days or towel replacement only.
If you have a preference, please let us know when booking or during your stay.

Linens such as sheets, pillowcases, and futon covers are replaced and washed after each stay.
They are prepared clean for every guest so that you can rest comfortably.

The building is equipped with fire extinguishers and emergency lights, and evacuation routes are secured according to the structure of the building. Evacuation route maps are posted in guest rooms and common areas, and we recommend checking them when you arrive.

Because each floor is reserved for one group, contact with other guests and staff during your stay is extremely limited. We also wipe down frequently touched surfaces such as doorknobs and switches.
Depending on the situation, staff may wear masks and monitor their health.

The building is equipped with safety devices including fire alarms and smoke detectors. If an abnormality is detected, an alarm will sound. If you hear an alarm, please evacuate to a safe place according to staff instructions or the evacuation route map.

The entrance and guest rooms are secured with locks, and you will enter using a key or PIN provided at check-in. During your stay, please lock the door whenever you go out to help maintain security.
A replacement fee may be charged if a key is lost, so please keep it safe.

The emergency contact number during your stay is provided in the information inside the room and in your reservation confirmation email. In the event of equipment trouble, illness, or another emergency, please call that number.
Depending on the situation and time of day, you may need to wait, but we will respond as quickly as possible.

Experiences & Stay Style

In the tatami rooms, you can experience the Japanese style of living close to the floor—for example, lying down to relax, enjoying tea at a low table, or reading quietly by the window.
Kinoie offers rooms with traditional Japanese tatami made from natural igusa rush.
Tatami has a distinctive natural igusa fragrance.
In Japan, this scent is often appreciated as natural and pleasant, but individual perceptions vary.
If you are sensitive to smells or may be concerned about the scent of natural materials, please keep this in mind before booking.

We do not provide a dedicated transfer service to sightseeing spots. Please use the nearest station or local buses.
We are unable to store luggage before check-in or after check-out.

Some of the information and notices inside the property are available in English.
Our staff can also assist in English, helping overseas guests stay with peace of mind.
However, multilingual assistance is not available 24 hours a day. For complex inquiries, please contact us in advance by email or another written method.

Other / Special Arrangements

Meals are not provided; Kinoie is an accommodation-only property. You are welcome to bring your own food and drinks.
We recommend cooking in the kitchen or enjoying nearby restaurants and takeout options.

You may bring your own food and cook in the kitchen. However, because other ingredients are also used in the same kitchen, we are sorry but we cannot guarantee complete prevention of cross-contact for guests with severe allergies.

If a lost item is found, we will keep it for a certain period and can send it to you, for example by cash-on-delivery shipping, if you contact us. Some items, such as food or hygiene products, may be stored for a shorter period or disposed of.
If you think you have left something behind, please contact us as soon as possible.

For consideration of our neighbors and for safety management reasons, we do not accept very early morning or late-night check-ins. If your preferred arrival time differs significantly from the standard check-in time, please contact us before making your reservation.
